Beyond Sydney, NSW's biggest regional centres are Newcastle-Maitland (population around 541,600, Australia's 7th-largest urban area, with health care, construction and education as its top employers), Wollongong (around 322,300, a heavy-industry port city with a strong arts and coastal-recreation identity), and Albury-Wodonga (around 102,400, straddling the NSW/Victoria border, where health care and construction make up roughly half of the local economy's value).

Geographically, NSW spans the coastal Sydney basin, the Great Dividing Range (including the Snowy Mountains' ski fields), and the arid far west around Broken Hill -- genuinely different climate and lifestyle depending on where in the state you land, not just "Sydney vs. everywhere else."

Rental bonds in NSW are held by the Rental Bond Board, administered day-to-day by NSW Fair Trading through Rental Bonds Online -- a bond must be lodged within 10 working days of receipt. NSW's portable bond scheme ("Smart Rental Bonds") has been available statewide since 16 September 2026: moving between two NSW rentals, your bond can transfer to the new tenancy for a $25 fee instead of being refunded and relodged, with any difference between the two bonds topped up or refunded.
